Any non-European citizen owning properties in Spain since the end of 2013 for an amount over 500.000 € can benefit from all of the Golden Visa advantages.


The Golden Visa is an authorization to live and work in Spain granted to non-European citizens that invest in properties (amongst other options).  The amount needed to qualify is minimum 500.000 €, free of charges.  Any amount above 500.000 € can be mortgaged. This rule applies to any non-European owner of a property here since the end of 2013.

The investment can refer to one or more properties, acquired either as an individual or through a company (or both), and any kind of real estate asset can qualify: residential, land, business units, garages,…

The Golden Visa will also extend to the investor´s family members: spouse or registered partner, children under 18 and over 18 if they are dependants of the investor, and in some special cases to their parents.

The procedure is quick and the Golden Visa is usually granted within 20 days. It can be applied for either from the country of origin, in which case the Golden Visa is granted for one year; or it can be applied for in Spain (if the investor is here at that moment). In the latter, the Golden Visa will be granted for a two year period. The Golden Visa can be renewed unlimitedly for successive five year periods if the investment is held.

One of the main advantages of the Golden Visa is that it is not necessary to live or come to our country, which allows the investor to avoid the Tax Residency in Spain (if not staying in Spain more than 183 days per year).

Moreover, this authorization allows the investor and his family-members to travel freely within Schengen Countries 90 days out of 180, without the hassle of applying for a visa for each trip, and most importantly, it also includes the authorization to work in Spain with no need to apply for an additional working permit.

The investors can use the property without restriction (it can be leased) and we can provide full property management and marketing services after the purchase, ensuring the property is well-maintained, and offering the owner the opportunity to obtain high returns if the property is rented.
